Happy New Year all you Greenbacks Magnets out there!

Hope the New Year is putting more money in your pocket than last year.

Let 2020, the year of perfect vision, be the year you see things more clearly and become more fiscally fit.

However, it was not long before news articles began to make me painfully aware of how income inequality affects our everyday lives.

Recently I read a frightening statistic.

The average American cannot afford to buy a home in 71% of the country. Average earners can’t buy property in 344 of 486 counties in America.

That just breaks my heart that so many people are locked out of the “American Dream.” I bought a home after the 2008-2009 financial crisis. There were homes popping up on discount all over the country. Now we are back up to gargantuan home prices again!

That means America is becoming a land of renters.

If necessary, you may have to do some geoarbitrage to afford to put a roof over your head without going broke paying rent.

What is geoarbitrage?

Geoarbitrage is an interesting concept, often closely related to the definition of lifestyle design.

Geography is location.

Arbitrage is different in that it is all about economics. In economics and finance, arbitrage is the practice of taking advantage of a price difference between two or more markets: striking a combination of matching deals that capitalize upon the imbalance, the profit being the difference between the market prices at which the unit is traded.

The two terms combined are a powerful combination.

They kind of remind me of Captain Planet.

For those of you who do not know or remember what that is, I will give you a short synopsis on Captain Planet: A cartoon about a group of kids that teach communities the importance of family (heart), recycling, and caring for the planet earth in all its splendor and recognizing its importance through its elements (earth, fire, wind, water). On the show when they combined their powers Captain Planet would be created and save the world from pollution.

Geoarbitrage combines the power of finances and location to optimize the two for extending the life of your money. It basically means relocating in order to take advantage of the lower costs of a city/country. There are different ways you can go about this.

However, the goal is to pay less than you can afford no matter where you decide to live. This way it ensures you are not spending more than you make.

Median home prices are $257,000 across the country. You would need to make $67,650 to afford to buy at that price point, but the median salary is around $57,000.

Renting isn’t much better. Come on San Francisco, $3,500 for rent is a mortgage payment!

Therefore, living in expensive places like Sydney, New York, Los Angeles, Singapore, London, Paris, Hong Kong, Osaka or Vancouver can break the housing budget big time.

First up, we are going to look at what it costs to be in the land Down Under: Australia.

You know the place. The place that gave us Crocodile Dundee and created one of the hands down most quoted scenes in movie history. “That’s not a knife. That’s a knife.”

According to realestate.com.au a one bedroom executive apartment is going for over $800,000!

It’s mighty expensive to live in the land known for koalas, kangaroos, the outback and its sandy beaches.

When I did a search for homes that were for a maximum price of $500,000 or less, the website turned up no results! I got this message. We couldn’t find anything that quite matches your search. Son of a beach!

Now let’s do like Pauly Shore in the movie Encino Man and keep on cruising. Next stop, New York.

Manhattan is the prime real estate in the Empire State.

According to Zillow, this home on Central Park West is going for $1,250,000. That is with a price reduction! The estimated mortgage payment is $7,461; annually that would cost $89,532 USD.

That’s after-tax dollars folks. The concrete jungle is just as pricey as the outback! Check out these prices in Manhattan. Can of coffee: $6.14 Average rent: $3,783 Price of a home: $1.36 million T-bone steak: $12.78 Trip to the beauty parlor: $68 Dozen eggs: $2.89 Notice home prices are over five times the median home price of $257,000! Wow!

Next stop, Hollywood. We are now in Los Angeles California. Known for its year-round warm weather and beaches, it’s the place where many movie stars call home.

According to Zillow, if you want the standard two bed, two bath home, then prepare to open up your checkbook. Couldn’t find too many homes with decent square footage that were less than about half a million. This home was over $600,000!

And that is small potatoes to many others I saw.

No wonder people are renting more and rents are skyrocketing. It’s a landlord’s market! There is no cap on rent so it just keeps on going up.

Rent is averaging 1% to 3% increases annually. That is keeping pace with inflation and the cost of living.

Buying a home may be what many people want to put down roots, but renting often is more affordable.

Renters are at war with their checkbook.

Trying to balance budgets on shoestring wages. Can’t afford to buy, can’t afford to rent. Catch-22 as housing a necessity!

Now we are crossing the Atlantic. Hold onto your wallets. I mean buckle up. Next stop, Singapore.

The crown goes to Singapore, as it is the most expensive city in the world. Properties were going for $50,000,000 on Sotheby’s! That’s right $50 million. So this place for $578,000 should be considered a bargain!

Even Realtor.com International knows that space is a premium in Singapore. Check out the first line in the description. Size is not everything but it certainly plays a crucial part in this new development from Sim Lian. Well said and well played to get these places sold. Size is indeed not everything.

Next stop, London!

Now that Prince Harry and Duchess Meghan Markle and stepping away from royal duties to become *ahem* financially independent, I wonder if their UK estate, Frogmore Cottage, can go on the market as it recently underwent a $4.1 million renovation. It would be a shame to spend all that money and just let the house languish and sit unoccupied. But what do I know. Those are matters of the Crown and HRH Queen of England.

Looking at homes in the London area of the UK, it seemed the ones with the most space started around $800,000 and went up into the millions!

Now we are going to take a trip to one of the fashion capitals of the world. Paris!

Yet again, I went with my standard 3 bedroom, 2 bathroom criteria and look what I found.

For this historic 199th century apartment, it will cost you USD $1,104,398 or EUR €995,000. Um, non, merci (no thank you).

Next stop, Hong Kong. If you are looking for a place in Hong Kong, China, it will cost you. A 300 sqft. home could cost you $900,000. Some people’s work cubicles or offices are bigger than this!

According to Christie’s international real estate, there are 556 Luxury Homes for Sale in Hong Kong. Place like park Rise, Bel Air on the Peak and Repulse Bay Road cost around $3,000,000.

Some of the pictures of the homes are magnificent, but out of range for average homebuyers.

Next up, Osaka. If you want to be where the action, expensive real estate, and big paychecks are in Japan, look no further than Osaka and Tokyo.

I found a beautiful apartment located in walking distance near a subway: Kitahama Station (1 min. walk) Osaka Municipal Subway Sakaisuji that cost ¥146,000,000 or $1,332,980 USD.

I’m starting to see a pattern here across the globe of home prices in major cities costing on average $1,000,000.

And last but certainly not least, Vancouver BC.

According to the Vancouver Courier, Vancouver was ranked the most expensive Canadian city in the annual Mercer Cost of Living survey. Vancouver has the highest cost of living in Canada for expats.

According to Remax, This newly listed home located at 502 1571 W 57Th Avenue Vancouver, BC, will set you back $848,000. It is a 1 bedroom, 1 bathroom and only has 748 sqft. Can’t even get a 1,000 sqft of living space without spending $1 million. Canada is super expensive.

Our neighbors to the north charges a premium to set up shop in this town.

I prefer to invest my money in stocks and let that money grow large enough to pay for my living expenses.

Build your wealth first, and then buy luxury. Get paid. Invest in stocks like the S&P 500 index or VTSAX. Rinse and repeat. Do this until you earn enough in dividends and interest to pay for your lifestyle.

Then you can quit the rat race sooner rather than later.

That’s right. Avoid debt like the plague. Well there you go. The secret to building wealth is wide open. Cat’s out.

I will give you some great insight here. You cannot go bankrupt if you are debt free. When you owe $0, then you are truly free my friends.

Let me provide you with some cautionary tales. They are truly scary. So please avert the kids eyes when you are reading this.

Okay, here it goes. I am no Chaucer, but I will do my best to make this plot jump right out to you. Hopefully it will inspire you to action. Please be forewarned. STAY. AWAY. FROM. DEBT. It has the ability to turn happy people into bitter human beings. People are more likely to tell you about their political, romantic, or extracurricular actives than they are the amount of credit card debt they are in.

Cautionary tale numero uno: Adrian Peterson. According to CNBC, NFL star Adrian Peterson made close to $100 million but apparently can’t pay his debts. The star running back is in court against a McAdoo, Pennsylvania-based creditor over failure to pay a $5.2 million loan. With interest and legal fees, the sum claimed is about $6.6 million.

He currently owes a total of $10 million in debt obligations, but recently signed an NFL contract for a two-year extension for $5 million.

Now I’m no mathematician, but if I subtract 10 from 5 that would equal 5. Meaning he is $5 million dollars short of being able to pay what he owes. This does not include any other cost of living expenses he has. In addition, Mr. Peterson is in his twilight years.

Just investing 1 percent of his $100 million in earnings, $1 million, could have netted him another cool million in investment returns if he earned 8 percent. That is without catching another pass, running an interception, or even showing up for work. He LITERALLY would have only had to keep breathing to make that money.

Losing $100 million is my worst nightmare. This is one of the worst horror tales I have ever read and that is because this is reality: Pure fact and not fiction.

Cautionary tale numero dos: Pamela Anderson. One of the most recognizable female celebrities in the world as she has graced the covers of hundreds of magazines including having the distinction of being the most photographed Playboy Playmate 1989-2016, with a record 14 Playboy magazine covers.

She too had a run in with Mister Debt. At one point, she was in $1 million of debt due to housing costs. She stated at the time that it happened to a lot of people in Hollywood. Although, she stated that she is now okay, she did state that was a very stressful couple of years.

My suggestion is this: stay away from buying huge homes. Mansions costs tons of money to upkeep.

For example, a $3.6 million-dollar mansion will likely cost you $100,000 annually for maintenance, utilities, property taxes and upkeep. Over 10 years, you would have paid $1 million dollars just to have a place to put those $500 Manolo’s.

Let’s think for a second. A $90 million-dollar mansion in Beverly Hills could cost you $2.5 million annually. Over a decade that is $25 million dollars! I am starting to see how people like Charlie Sheen, who famously once earned over $1 million per episode of Two and a half men, could end up in court stating he is in dire financial straits less than 10 years later. With expenses like these, who can save! I am also starting to see how Nicolas Cage ended up owing $6.2 million to the IRS! My last tale will surely leave you shaking in your financial boots (hopefully paid for with cash).

Cautionary tale numero dos: Johnny Depp. After earning $20 million-dollar paychecks with Pirates of the Caribbean (Disney fired him from this role in 2019), and estimated lifetime career earnings of $650 million, it was revealed that Captain Jack had a spending and debt problem.

According to CNBC, this is what Mr. Depp spent every month:

  • $30,000 on wine
  • $300,000 on staff, including 40 full-time employees
  • $150,000 on security for himself and his family
  • $200,000 for a private jet

You could support small countries on what he is spending!

For $30,000 a month on wine, it better heal the sick, make the blind see again, and wash away all sins!

This last fiscal tale truly has me quaking in my paid for running shoes.

In every story I have ever heard or read, people built their wealth by living on less than they earn.

That is how I was able to pay off $50,000 of debt and then begin saving and investing over 40 percent of my income. I did it by earning and saving one dollar at a time.

Ditch the plastic and embrace cash my friends. It seems the folks in Hollywood all have humongous mortgages that are handcuffing their wallets and keeping their financials in a tailspin. Please do the opposite and keep low fixed expenses. Thank you for listening. I’ll be here all week.

How Arnold Schwarzenegger Totally Recalls making $20 million-dollar paychecks

Arnold Schwarzenegger is one of the biggest movies stars in the world. His iconic roles in The Terminator, Predator, Total Recall, and True Lies are just some of his hit Hollywood blockbuster movies. During the 80’s and 90’s he raked in big bucks at the box office and cashed in big paychecks at the bank as a result.

In my quest to study the self-made, I decided to read up on the “Governator” himself, Arnold Schwarzenegger.

I actually mentioned Arnold in a couple posts I wrote, Forget casinos, bet on yourself and Money Lessons I learned from Jay Leno.  Now, I am going to talk about how he became self-made.

Arnold wrote his autobiography, written in 2012, entitled, “Total Recall: My Unbelievably True Life Story.” Clocking in at 656 pages long, it is a massive read. I actually completed this undertaking last December 2017. It took me 3 weeks to finish reading from cover to cover. In the book, Mr. Schwarzenegger actually lists his paychecks for his hit films. At one point, he was making $20 million per film.

How did he do it? There is only one word to describe it: unbelievably.

Here is his story.

ALL GREAT STORIES HAVE GREAT BEGINNINGS

The mind is the limit. As long as the mind can envision the fact that you can do something, you can do it, as long as you really believe 100 percent. – Arnold Schwarzenegger

Arnold Alois Schwarzenegger was born on July 30, 1947, in Thal, Styria, Austria. His father, Gustav Schwarzenegger, served in World War II. Arnold’s mother, Aurelia, was working at a local shop when she spotted his father in uniform. That was all it took for her to fall for him as she loved a man in uniform. I must admit, so did I.

His parents married on October 20, 1945. His mother was 15 years younger than his father as she was 23. They were strict disciplinarians. Arnold said in Austria the rod was not spared if a child was disobedient. In the book, he said his father would make him and his brother earn their breakfast by doing pushups or sit-ups.  His father believed that the way to fix any problem was through discipline.

YOUNG EXUBERANCE

Arnold was an average student but, was popular and well-liked for his boundless energy, humor, and cheerfulness. He started playing sports and picked up his first barbell at age 14. He decided that bodybuilding would be his career. His deep interest in the sport took up almost all his spare time. At one point, he even broke into the local gym when it was closed and began to lift weights for a couple hours just to get in his workout.

Money was tight growing up. There was no inside plumbing or bathroom. They fetched water to bathe from a local well and one of the highlights of his youth was getting a refrigerator, where he said they would marvel at the opening and closing of the fridge door. When going shopping his mother only used cash and never bought anything other than the essentials.

Austrians believed in conformity and were not allowed to be individuals. However, Arnold had different plans. He was considered a rebel because he wanted to move to America and be rich. He stated he wanted to be somebody. Due to his rebellious tendencies and other issues, Arnold was never close to his father as his favorite was Arnold’s brother. However, he had a close relationship with his mother until her death.

A chance meeting at his bodybuilding coaches house would change his life. Arnold, in 1966, met bodybuilder and movie star Reg Park, his idol, and he went on to become his mentor. Schwarzenegger decided he would not only be a body builder, but also a movie star, just like Reg Park.

BARBELLS AND COMPETITIONS

Arnold would work out almost every day. Lifting weights became an obsession. He would break into the gym on weekends when it was closed and work out.

He couldn’t stand to miss a workout. Arnold has said he couldn’t even look himself in the mirror, if he missed a workout. That is dedication. This was 1961. By 1965, all Austrian males, at the age of 18, are required to fulfill one year of military service, but Arnold had other plans.

AWOL BODYBUILDER

While in basic training, Arnold learned he was able to eat meat every day. Growing up, his mother had a garden where she would grow vegetables so she could feed her family on a tight budget. They rarely ate meat. Once he was able to get protein on the daily, he was constantly growing out of his uniforms. He went up a size every month and required a new uniform several times.

During his service, he learned basic tank mechanics, almost wreaked one by not putting it in park, and learned to ride a motorcycle. He said those skills would later serve him well while doing the Terminator and other films. Arnold learned to become pretty fearless. He was scared, but he would push ahead anyway.

During his time in the military, a Junior Mr. Europe Contest came up. He went AWOL and served a week in military prison because he chose to attend. But Arnold won that title.

He later received a job offer to work and train in a gym as a bodybuilder. He used this information and his past transgressions to convince the military to release him and he received an honorable discharge. That competition in Europe made him famous and the Mr. Universe title was his ticket to America-the land of opportunity, where he felt he could become rich.

CALIFORNIA BOUND AND HOLLYWOOD DREAMS

Arnold was happy to leave Austria as he had been telling people for many years as a kid he was going to America, but no one believed in his dreams. But the day came in October of 1968, when he was headed to California to train at the infamous Gold’s Gym in Venice, Los Angeles. He could barely speak English, but at the age of 21, was going to America to live and work.

Arnold was able to get a role in a film in 1969, “”Hercules in New York”, which paid him $12,000. He continued to train from 1970-1974 non-stop. In 1970, he won his first of seven, Mr. Olympia titles.

EDUCATION IS JUST AS IMPORTANT AS PHYSICAL FITNESS

In the 1970s, Arnold is enrolled in college throughout the decade. He bounced around to several taking math, English, science, and eventually earned his bachelor’s degree from the University of Wisconsin-Superior in 1979. It took about 10 years, but finally he had his college degree.

He also stated in the book he would write down his goals on an index card at the start of every new year.

At one time in his life, he met Pope John Paul II in 1983, they talked about workouts. The pope rose daily at 5 a.m. in order to stick to his regimen. It was something like 300 push-ups. If he could do it, this book says, you can do it, too. This is where I got the idea to start my daily fitness routine. I, personally, like boxing.

ALL ROADS LEAD TO HOLLYWOOD

All roads not only lead to Rome, but in Arnold’s case also to Hollywood, California.

OLYMPIC CHAMPION

Arnold also competed in the Olympics and won the title of Mr. Olympia 3 times. After the 1971-74 competitions, in 1975, filmmakers convinced him to do the bodybuilding film Pumping Iron.

SAVING MONEY AND INVESTING

The worst thing I can be is the same as everybody else. I hate that. – Arnold Schwarzenegger 

Arnold is big into frugality. He saved every dime he could from any winnings he made while competing. When he first got to America, he had $27,000. That is the equivalent of $173,000 (adjusted for inflation) in 2017. His motto was turn every dollar into two.

Arnold invested his money in real estate. He researched for 3 years and worked with an agent before finally setting his sights on putting a down payment on his four-unit apartment building at the cost of $214,000. Then he sold the building the next year for $360,000. Then immediately put his profits into a new 12 unit building. He did this to avoid the huge tax bills of his profits.

The Los Angeles real estate market was booming. You could make $100k profit in just a year or two.

Arnold then bought a 36 unit building, followed by a 100 unit building. Within about 10 years, Arnold Schwarzenegger was a real estate tycoon and millionaire.

This was close to 7-8 years before he would become a bankable Hollywood action star. He was able to be pickier and choose plum movie roles because he did not have to take any role that came his way. He always believed in going to the top. Go where its empty and you can chart your own path. He aimed to be the leading man.

CONAN

After small roles in various film and television, he was offered the lead in his breakthrough film role of Conan the Barbarian in 1982. The movie was a hit.

Then he starred in the sequel, Conan the Destroyer, in 1984.

Arnold got to meet and work with lots of people. He feels that building relationships is key to having a successful, happy, and fulfilled life. Some of those people include, Linda Hamilton, Sharon Stone, Michael Ironside, Vanessa Williams, and the late Andy Warhol.

THE TERMINATOR

I’ll be back. – Arnold’s famous line as The Terminator

Arnold was offered a role in a film where there is a futuristic war between man and machines. At the meeting, with Gale Anne Hurd (The Walking Dead) and James Cameron (Avatar), he was convinced that the role of the T1 was pivotal, if the film was to be a success.

He was right. Listen to Ah-nuld! I just watched the film a few weeks ago. It still holds up.

Here’s one of my favorite scenes from the film; it’s Kyle Reese, played by actor Michael Biehn. He did an incredible job as he also did in the film Aliens.

Arnold Money Lesson: When Arnold met his future wife, Maria Shriver, he accidentally left his wallet at home. She had to write him a check for $70, to pay his train ticket home. He paid her back and wrote her a thank you note. In addition, he learned a valuable lesson. Always have cash. From that moment on, he would carry $1000 cash and a high or no limit credit card. He learned the motto of this blog, that cash is king.

He then decided to do a film by new first time director, Jim Cameron, called The Terminator.  It went on to gross $80 million and Arnold was officially a bonafide movie star.

Fun Fact: Arnold likes to tell jokes. He decided early on that his films should include quips that are memorable one-liners and catchphrases.  Like this, “Hasta la vista, baby” — Terminator 2: Judgment Day.

I actually heard that same phrase in a Jody Whatley song Looking For A New Love from her self-titled 1987 album. That was 4 years before T2.

HOLLYWOOD MAKING IT RAIN DOWN ON ARNOLD

From there it just keeps getting better. He’s a hit factory and the paychecks got bigger and bigger. Arnold made $250,000 for Conan and $360,000 for Conan 2. Then took a pay cut for The Terminator, at $75,000.  Arnold earned $1.5 million for 1985’s Commando, $3 million for 1987’s Predator and $8 million for 1988’s Red Heat. Bang, bang, bang! That’s all money in the bank.

He hit the deca-million ($10 million USD) paycheck mark with Total Recall in 1990. Then made $15 million for Terminator 2 and True Lies. Arnold eventually hit a $20 million-dollar payday in 1996 with Eraser. Yes, that’s US Dollars!
